Narrative versus Checklist versus HomeGauge
Narrative reports are good in one sense, because they can allow the home inspector to comment in detail. Where they come short is in the appearance and a lack of prompting that could cause the home inspector to forget to inspect a certain item. Some agents and buyers alike have complained that the narrative report is repetitive and monotonous or boring. They go on to say that they have a difficult time sifting through the report for pertinent information regarding the home.Pure Checklist reports strength is that inspectors can be prompted by the report to ensure that the areas described were not overlooked. Where they come short is in the comments. Most reports do not allow enough room at times and the home inspector often cuts his comments down to allow room for comments on other areas. The report appears hollow and without real substance. Words like "Marginal" become a quick and frequent description that suddenly fits a lot or most of the items found in home. A report filled with marginal comments becomes a marginal inspection. It creates more questions than it eliminates.
